Confirmed availability and reply time

What buyers see about how current your listings are and how quickly you answer.

Buyers on luxury portals complain most about two things: listings that are no longer available, and enquiries that are never answered. LuxuryBroker.com therefore shows both openly.

Confirmed availability

Every listing shows when its availability was last confirmed, for example "Availability confirmed by the broker 12 days ago". It counts as confirmed when you create or edit the listing, when you click "Still available" in our email, when you put it online again yourself, and when we approve a change. Listings confirmed in the last 30 days carry a small "Confirmed" note on their card, and buyers can filter for them.

After 60 days without confirmation we ask you by email, up to three times, every two weeks; the last email says that the listing will be paused. If there is still no answer a week later, listings in a membership plan are paused: taken offline, not deleted, and the place in your plan becomes free. "Still available" puts the listing online again if your plan has a free place; after an edit it goes online again once the change is approved. You can also put it online yourself in My listings.

Reply time

We measure how long it usually takes you to send the first answer on LuxuryBroker.com: to enquiries and to conversations that someone else started (median over the last 90 days, at least three cases). If it is one day or less, your listings and profile show "Usually replies within an hour", "within a few hours" or "within a day". Slower reply times are not shown. Enquiries you opened and answered by email cannot be measured and do not count; enquiries not even opened after seven days, and conversations without any answer after seven days, count as seven days.

If a message in a conversation has been waiting for your answer for more than 24 hours, we remind you by email once for that message (not if you chose "No email" under Privacy settings). Unread enquiries are also reminded after 24 hours.

Order of the results

In the default order "Recommended", featured listings come first; after that, listings confirmed in the last 30 days and listings of brokers who usually reply within a day are shown before others, newest first. Buyers can always sort by date or price instead.
